This Month's Market Snapshot — North Conway, NH
The most recent published figures (August 2026, the latest full month reported):
- Median sale price: $489,676 (down 9.9% year-over-year)
- Days on market: 61 days on average (down from 78 days a year ago — homes are moving faster than last year)
- Homes sold: 17 in August (down slightly, 3.1% year-over-year)
- Sale-to-list price: 98.7% of asking (up 2.5 points year-over-year)
- Homes selling above list price: 29.5% (up sharply, 18.3 points year-over-year)
The takeaway: Prices have softened a bit from a year ago, but homes are selling faster and closer to (or above) asking than they were last year. That's a sign demand has picked back up even as median prices cooled — good news for sellers with a well-priced home, and a reminder for buyers that hesitating on the right property can still cost you.

For Buyers: Homes are selling faster than they were a year ago (61 days vs. 78), and nearly 30% are going above asking — don't assume you have all the time in the world just because average days-on-market sounds relaxed. Have financing lined up so you can move quickly on the right home.
For Sellers: Sale-to-list ratios are up and price softness hasn't slowed demand — this is a good window to list if you've been waiting. Price it accurately from day one; homes priced right are the ones pulling multiple-offer situations right now.
